Neutral · Not-for-profit · RERA-gated

Make cooperation pay better than hoarding.

AACN is India's neutral broker-cooperation utility — the operating engine of a proven agent cooperation network inside the association-owned, published-rulebook chassis of an open listing utility, re-engineered for RERA and India's both-sides-pay norm. Now with the full India Property Atlas — a 4-layer verified ground-truth of every society, tower and plot.

The referee owns no team — AACN never acts as a broker and never takes a cut of commission.
The design fulcrum

Why a broker would cooperate

Hoard

~4
deals/yr — both commissions, but only on the tiny inventory you personally control. Slow, dead capital.
vs

Cooperate

28+
role-shares/yr across the entire networked inventory at far higher velocity. Pays more.
To capture both full commissions by hoarding, you must personally perform all ten roles — and only on what you control. AACN re-prices the choice; it doesn't appeal to altruism.

The transferable core

The cooperation engine, the open-utility chassis

Adopt mechanisms, adapt institutions, reject the features that caused each parent's failure.

Role decomposition

A transaction is split into ten standardized, separately-paid roles (5 listing-side + 5 buyer-side). Many agents cooperate on one deal — the direct antidote to hoarding.

India Property Atlas

A 4-layer verified ground-truth — society → tower/plot → unit — triangulated from RERA, land records (DILRMP) and owner identity, with capture→QC→freshness annuity. Fakes detectable at creation.

Trust Score

A 12-point annual "driver's-licence" reputation score keyed to RERA ID — but with published bands and due process, not an opaque algorithm.

Pooled commission split

Both seller-paid and buyer-paid fees pool into one transaction commission, split by published weights and settled via regulated escrow. The closing role earns the most.

Published, classified rulebook

Every rule tagged by force — Mandatory / Recommended / Optional / Informational. Transparency is itself a trust mechanism in a low-trust market.

Open utility

Neutral, federated ownership

A Section-8 not-for-profit utility co-governed by national broker and developer associations. It never transacts and earns only a capped fee — neutralising the player-and-referee conflict.

How it works

From registration to a co-broked close

01

Register through the RERA gate

Valid RERA registration + KYC + rulebook assent + a cooperation undertaking. Standing begins as a live Trust Score.

02

File verified listings

Each listing resolves to one canonical India Property Dictionary ID with authenticity + freshness flags. No fakes, no duplicates.

03

Claim roles & cooperate

Agents claim any of the ten roles on a transaction. The role makes the contribution; the person collects the reward.

04

Pool & split via escrow

Both commissions pool and split by published weights, settling through regulated bank escrow. Cooperation out-earns hoarding.

Lawful by design. AACN never fixes or broadcasts commission (heeding recent global antitrust precedent on commission-fixing), keeps membership open and non-discriminatory under the Competition Act 2002, and is DPDP-Act-2023 compliant — its capped utility fee removes any motive to inflate fees.
